The Montrose Center 

The proposed Montrose Center Senior Housing project is approximately 142,000 SF four-level, wood frame, housing development for seniors over 55 years of age.

The project includes 112 one and two-bedroom units with full kitchens, washers and dryers. A 20,000 SF community building is also proposed in the front of the facility which will include office services, a clinic, and multi-use and public spaces for residents. Since public funds will be used to support the project, Federal UFAS and Fair Housing design standards, and Texas accessibility standards will need to be met. The masonry building will have a porte-cochere, courtyard garden with water amenity, bike storage,and secure parking. Currently, the building design will have units facing a highway. Those units will be required to have high STC rated windows. in order for the residents to safely evacuate the building in the case of an emergency, a generator capable of powerig emergency lighting , elevators, and other life safety equipment will be required. The façade and design will reflect the surrounding architecture and culture of the vastly changing Houston’s historic 3rd Ward area. The design is consistent with the modern movement currently taking place with new and proposed developments in the area. S&C just completed schematic design services for this project.
