The Telephone Road Elderly Apartment Project is an existing mid-rise 162,597sf 7-level apartment complex. The property is located at 6000 Telephone Road, Houston, Texas, on the East side of Telephone Road between Dixie Drive and Belfort Street and is owned by Houston Housing Authority. The property was constructed in the mid 1970’s consisting of 200 Living units with supporting facilities and common spaces for tenants. The living units are organized into 180 one-bedroom and 20 two-bedroom units.
The scope of work for this project included upgrades to the existing site, elevators, and canopy. The existing roof was replaced. All exterior and interior surfaces received new Signage. Existing electrical, plumbing, and HVAC systems were upgraded. Interior renovations were done to the living units, administrative spaces, common spaces, and corridors. The existing fire alarm system was upgraded, and new fire sprinklers were installed in the living units. Due to previous reports of water leakage at the building envelope, an allowance was provided for the general contractor to perform a water test before construction.
